The client's needs and the complexity of the assignment will dictate the level of detail that needs to be included in the analysis and appraisal report. The Uniform Standards of Professional Appraisal Practice (USPAP) allows the appraiser to tailor the scope of work to a specific assignment. The appraisal reporting options available include:

  • Self-Contained Appraisal
  • Summary Appraisal
  • Restricted Use Appraisal

  • Self-Contained Appraisal
    This appraisal report contains a thorough discussion of the appraiser's analyses as well as all of the supporting documentation the appraiser utilized in the development of the appraisal. A comprehensive explanation of data, reasoning and analyses is employed in developing the opinion of value.
  • Summary Appraisal
    This appraisal report summarizes the data and analysis. While not as detailed as the self-contained report, it does illustrate to the reader how the appraiser developed his/her opinion of value.
  • Restricted Use Appraisal
    This appraisal report provides virtually no discussion of analysis. This report is used when the client is knowledgeable of the property and does not require a thorough description. The client is the sole intended user and use warrants restricted disclosure of data and analyses.
